Meeting Minutes: Honeymoon Heights Owners Association
Date: May 21, 2026

1. Call to Order & Roll Call
· Board Members Present: Ben Gonzalez, Judy Hazle, Kelley Hammis, Susie Zwingman, and Rascal Calcutt. Tyler Evanzo is absent.
· Opening: The meeting began at 7:00pm with the Pledge of Allegiance.
· Guest Forum:
· Ken Lundwall: Reported invasive honeysuckle in the neighborhood; removal requires cutting or herbicide.
· Beau Couillard: Asked about Park B dock project and lawncare costs; Board noted dock funds were approved last year and lawn care would be discussed old business.
· Deb Ashbaugh: Concerned about road conditions near Ford Lincoln Park; Board clarified roads fall under Montcalm County Road Commission.
2. Secretary’s Report
· The minutes from the April 16, 2026, meeting were read by Jamee Gonzalez for Rascal Calcutt.
Motion: Ben Gonzalez motioned to approve April 16 meeting minutes; Judy Hazle seconded. No opposition.
· Result: Motion carried.
3. Treasurer’s Report
Beginning Balance (April 2026): $15,877.53
Credits/Deposits: $4,041.94
Debits/Expenses: $2,943.46
Ending Balance (April 2026): $16,976.01
· Judy Hazle reported that the HOA contains 801 lots, with 791 billable. Dues have been received from 430 lots, and second notices will be sent to the remaining 371. Judy also confirmed that the 2024–25 IRS report has been submitted.
Committee Reports
· Blight: Kelly Hammis reported properties within the HOA were turned into Dave Kelsey for Blight.
· Cato Township: Nancy Lundwall reported that four Cato Township roads will be resurfaced or chip sealed this summer, including Lakeshore Drive, Butternut, Hazel, and Hemlock within the HHOA area. She also shared that a new deputy has been assigned to assist with blight enforcement. Additionally, the Townline Lake Improvement Committee confirmed the lake was successfully sprayed on Wednesday, and a recycling event will take place in Stanton on June 22.
· Lights: No updates reported.
· Docks: The docks were installed in April, and the new dock was added at Park B. Stuart Hazle and Mark Lockwood were thanked for completing the installation.
· Parks: Park updates regarding lawn maintenance discussed in old business.
· Website: No updates reported.
4. Old Business
· Lawn Care & Spring Cleanup: Only two mowing bids were received, with Scoob’s Towing and Mowing submitting the lower price. The HOA also saved $1,400 thanks to the April Community Cleanup, and volunteers were thanked for their efforts.
Motion: Ben Gonzalez motioned to approve Scoob’s Towing and Mowing contract for 2026 in the amount of $9,720; Rascal Calcutt seconded. No opposition.
· Result: Motion carried.
· Admin Updates:
· Bylaw Amendments for Annual Meeting Vote (added by Judy Hazle):
Motion: Ben Gonzalez motioned to approve a Bylaw Amendment to 5.4A: There will be a cost for a dock permit annually and the amount will be determined by the Board of Governors; Kelly Hammis seconded. No opposition.
· Result: Motion carried.
Motion: Kelly Hammis motioned to approve a Bylaw Amendment to 4 of Procedure of Enforcement: Complaints shall be handled with a one (1) letter sent by certified mail to the person or persons that are in violation, giving them ten (10) days to no longer be in violation; Ben Gonzalez seconded. No opposition.
· Result: Motion carried.
Motion: Ben Gonzalez motioned to approve a Bylaw Amendment to 9.2: At the Discretion of the Assoc. of the Board of Governors, Association Members that are 2 years behind in dues owed to the HHOA will be sent to collections; Judy Hazle seconded. No opposition.
· Result: Motion carried.
· Clubhouse Maintenance: Judy Hazle reported that the insurance agent requested additional information about the clubhouse roof and ceiling. Rascal Calcutt noted that the metal roof was installed in 2014. Additionally, it was noted that ceiling tiles bow shortly after being replaced, suggesting a possible leak. The discussion was tabled until the updated information can be provided to the insurance agency.
· Pickleball Court Project: Jamee Gonzalez reported that Tingley has failed to provide an estimate regarding the pin location for the Pickleball Court. She will attempt to stop by the storefront tomorrow.
5. New Business & Major Discussions
· Dues Increase and Planning (Article 9.1): The Board of Governors is developing five and ten year strategic plans that will likely include an increase in per lot dues. Rising taxes on Association owned property and increased operating and maintenance costs since dues were originally set nearly seventy years ago necessitate this review. Ben Gonzalez encouraged members to attend the Annual Meeting for input, though any dues increase may be approved by the Board without a membership vote.
· Adopt-a-Park Program Rollout: Four families have joined the pilot AdoptaPark program, with each family maintaining one park in exchange for potential credit toward up to three lots of their 2027 dues.
· Park C1: Although voted on in October 2025 it was not carried over in the minutes. Due to lack of parking, it was decided that a bike rack would be placed at C1.
Motion: Ben Gonzalez made a motion to approve the purchase of a bike rack at Park C1; Judy Hazle seconded. No member opposition.
· Result: Motion carried.
· Gravel Approval: Park N and Park C both need gravel near boat launches. Tabled for further discussion.
· Dock Removal: Ben Gonzalez is going to get with Tyler Evanzo to work on removing the old dock from Park B.
· Park Signage: Discussion regarding replacing Parks signs to be more aesthetic and read park rules at Annual Meetings versus all the rules on the signs. Further discussion is needed.
6. Community Engagement and Outreach
· June Painting Project: Planning for a possible painting day for the parks. Dates will be announced later.
· Realtor Compliance: Realtors have not been consistently informing buyers that certain properties are part of the HOA. Morgan Weadley advised that First American, a local title agency, handles a significant volume of real estate transactions in the area. The Board will consider contacting them regarding this issue.
