October 16, 2025 Meeting Minutes
Board Members Present: Ben Gonzalez, Bonnie Visser, Judy Hazle, Kelley Hammis, Susie Zwingman, Tyler Evanzo

Amanda Evanzo – The pickleball equipment has been put away for the year.
Jamee Gonzalez – Flyers have been distributed for our first annual “Trunk or Treat” on October 30th from 6 to 8 p.m. at the HHOA clubhouse.
Reading of Minutes
September 18, 2025, meeting minutes were read by Bonnie Visser.
Ben Gonzalez made a motion to approve the Sept. 18 minutes; Susie Zwingman seconded. Motion carried.
Treasurer’s Report
Beginning Balance as of September 1, 2025 -$ 15,108.80
Credits/Deposits – Dues 150.00
Debits/Expenses 4,090.15
Ending Balance – September 30, 2025 $ 11,168.65
Motion to accept the September treasurer’s report made by Bonnie Visser; seconded by Ben Gonzalez. Approved.
Old Business
1. Billboard repair will be included in spring clean-up.
2. “Adopt a Park” update: We will introduce program on website for resident feedback. Judy
Hazle presented how the program would affect dues income. If 3 families adopted and had up to 3 parcels dues for the year waived it would be $225.00 waived per park. If we have 9 parks adopted the total dues waived would be $2,100 waived. It is not expected all parks would be adopted. Issues with adoption include where to dump leaves and twigs from clean up. A contract would need to be signed by families, and parks monitored to ensure they are kept up. Remaining parks for cleaning and mowing would go out to bid. The Board will have huddle meetings (zoom) over the winter for further discussion on the idea.
3. We need to create wording for the change to our Bylaws regarding the two-week limit on
camping in HHOA.
New Business
1. Removal of docks scheduled for October 18th at 10 a.m. Volunteers are needed. Stuart
Hazle will send a text reminder.
2. Discussed a nominal charge for resident dock usage. Fund will enable tracking and create
a reserve fund to maintain current docks. New signage is needed. Tabled until April. This issue will be presented at annual meeting in June 2026.
3. Three parks will be re-visited to locate the survey stakes and determine the property lines (Park A, Tennis/Pickleball court, Park C1) for possible encroachments.
An unregistered vehicle is parked on Tennis/Pickleball court property, blocking the brush cleanup of pickleball court. Once stakes are verified, vehicle will be towed if found to be on HHOA property. A complaint has been turned into CATO township.
4. Park B dock deterioration has become hazardous. Ben Gonzalez made a motion to replace the dock; Bonnie Visser seconded. Motion carried. Dock will be purchased in April of 2026 once dues have started coming in for that year.
5. Policing of parks: HHOA Board will exercise rights as an HHOA to remove trespassing boats on HHOA docks. Motorized vehicles continue to enter Park C1. Kelly Hammis suggested installing a bike rack to curtail further offenses and to encourage biking into the park or walking into the park as there is no room to park from residential side. Boats can anchor and use the park from lakeside. Ben Gonzalez seconded; motion carried.
Committee Reports
Blight - Kelley Hammis reported 6 properties; Judy Hazle will send letters to HHOA owners before reporting to Cato Township.
Roads - Nancy Lundwall attended the Cato Township meeting on Monday, reporting that Hazel and Hemlock Streets are in the “top tier” for repair/replacement in 2026.
Lights - Satisfactory
Docks – Ben reported that the violator on C1 has been caught and approached. See “New” Business.
Parks - See “Old” and “New” Business
Website - Satisfactory
Ben Gonzalez made a motion to adjourn the meeting. Susie Zwingman seconded. Meeting
dismissed.
The next meeting of the HHOA Board of Directors is scheduled for 7 p.m. on April 16, 2026, at the HHOA Clubhouse.
