HHOA Board of Directors Meeting Agenda

Approval of Previous Minutes

● Review and approve the minutes from the previous meeting.

Financial & Treasurer's Report 

● Outstanding Dues Report:

● Update on current-year unpaid dues (~15% non-compliance / $3,000–$4,000 shortfall).

● Update on historical collections owed (including 2+ year delinquencies).

● Confirmation of late dues reminders sent out after the April billing cycle.

Old Business & Pending Confirmations

A. Lawn Care & Spring Cleanup:

● Acknowledge successful transition to Scoob's Towing and Mowing,and the

$1,400 saved via volunteer spring cleanup.

B. Acknowledge successful Community Cleanup and installation of Park B dock.

C. Admin Updates: Bylaws will be reviewed and completed after the Annual Meeting.

D. Clubhouse Maintenance: Update on the request for a insurance adjuster

inspection regarding the ceiling.

E. Pickleball Court Project: Update on Tingley Surveyor estimate for boundary

re-marking and next steps for tree removal/netting.


New Business & Major Discussions

A. Dues Increase Planning (Article 9.1)

● Review: Discuss budget trajectory and exhaustion of funds.

● Discussion: Determine the final proposed increase amount, as well as a 5

to 10 year plan of use.

● Action: Finalize the increase amount and implementation timeline to

present at the June Annual Meeting (Notification only; no member vote required).

B. Adopt-a-Park Program Rollout

● Report: Rascal and Tyler to report on resident outreach for the 4-5 eligible

back-area parks. Further outreach needed.

● End further discussion about Park C1.  No parking and future bike rack.

C. Park Maintenance Needs & Projects

● Gravel Approval: Vote to approve gravel fill for Parks A and N.  (~$75 per

load). Suggest putting in 4”-6” rocks, gravel will just wash out

● Dock Removal: Coordinate timeline and winch access (Tyler) for extracting old dock parts from Park B and storing them at the clubhouse.

● Park Signage: Discuss the redesign and replacement of deteriorated signs

(simplified rules, HOA ownership, QR code to website).

D. Community Engagement & Outreach

● June Painting Project: Planning for the community workday (first two weekends

of June) to paint park posts and signs.

● Realtor Compliance: Further outreach needed to local realtors.

E. Adjournment

● Next Meeting Date: June 27th at 10AM.  Pancake Breakfast.
